A new poll by conducted by Realestate.com.au has revealed the 10 most affordable suburbs in New South Wales where first-home buyers can avoid paying stamp duty.

Realestate.com.au director of economic research Cameron Kusher said dwellings in these suburbs are priced below $650,000, which is the threshold for stamp duty exemptions.

“Within Sydney, outer more affordable suburbs are prevalent on the list which is no surprise given first-home buyers tend to be on a lower budget than upgraders, and within these areas grants and stamp duty discounts and exemptions may be applicable on purchases,” Mr Kusher said.

The most affordable on this list is Emerton, where buyers can snap up a home with a median value of $575,000.

The suburbs with the highest median value on the list are Airds and Budgewol, where home values are still below the stamp duty threshold at a median of $630,000.

“Psychologically, the high prices may make some buyers reluctant to purchase again, especially with the impost of stamp duty,” Mr Kusher said.
